| Quick question, as we're looking at ending our lease next calendar month. In our lease it states that we must use a certain professional person rug cleaning company to clean our carpets prior to leaving. I've chatted with some friends about this and they believe that "by law" our Landlord cannot enforce this. Unfortunately I've been combing through Nevada Tenant Laws and can't find anything to back that upwards. We exercise programme on cleaning the carpets, but I take a sneaky feeling we'll be charged a lot more if we go through our property managers company. Tin can anyone provide a source for this merits? I could've missed it somewhere I'g sure. I realize that we did sign this charter which means we agreed to everything in it. All I'm asking is if Nevada law trumps the lease understanding. | Law would supercede the lease agreement if you constitute a constabulary that prohibits this requirement. Even if there was a police force against this if the carpets needed cleaning so they would charge you for information technology anyway. |

| Seems like if you lot are planning to have them cleaned anyhow, you could get a price quote from the PM's preferred cleaner and one or two others that you lot might exist interested in. If they are roughly the same cost then problem solved. If the competitors come up in much cheaper the you'll have to make up one's mind what your human relationship is with your PM as to whether you ask for their permission to clean with your alternate, utilise the alternating anyway and inquire forgiveness after if needed, or just stick with the specified cleaners. | I tin can't find anything in the Nevada law that would preclude your lease terms which obligate you to use a specific carpeting cleaning company. Y'all agreed to the charter, you need to abide by it. |

| I specify which carpet cleaner because tenants want to endeavour to use Rug Dr. because it is cheap. I don't allow information technology because it ruins carpets. The carpet cleaner that I use does the all-time job. He is a genius about repairing damage and removing stains. He gives me a special landlord cost because I give him a lot of business. So, my tenants get the carpets cleaned for the best toll and they often don't accept to pay for damage because my guy can repair what they have done or stained. I crave my carpet cleaner and that saves my tenants money. |

| I lived in a unit for 4 years and eleven months. The carpet was dingy but can the possessor accuse y'all for a flooring just instead of carpet. Besides, I have a letter of the alphabet from the belongings management stating if I could prove that the rug was installed poorly they would split the cost. |

| I know this is an old thread, but for the reference of future readers, there are actually two questions beingness posed hither: 1) Can the owner mandate in the lease that you have carpets professionally cleaned one time you movement out? Almost without exception, the answer is yes. ii) Can the possessor mandate that such cleaning be done by a company they mandate? This one is trickier, but the answer is...probably not. In this instance, 1 could make a credible argument that the owner is engaging in restraint of merchandise, as there would probable be no reasonable, objective reason to mandate that only a sure company be immune to perform the work. |

| I know it'southward old, but I couldn't find anything that would foreclose that charter term from being invalid. I'd exist suspicious nigh living in a place that requires tenant to professionally clean carpets though. I don't call up I'd want to be on the hook for that kind of service, especially since I wouldn't do anything to warrant needing that. Also, can a LL make a tenant go with a specific visitor? I couldn't find annihilation on that. I think they can stipulate information technology has to be professionally cleaned, but not certain about the other function |
